A Smarter Way to Refresh Your HMO Without Spending £60,000
If you spend any time in landlord Facebook groups these days, it can sometimes feel like every property needs a full £50k–£60k refurbishment to compete.
You’ll see brand new HMOs with designer kitchens, luxury bathrooms and cinema style living rooms. They look impressive, but the reality for many experienced landlords is quite different.
Most HMOs in London were converted years ago. They are already producing income, tenants are in place, and the idea of ripping everything out and starting again simply isn’t practical or financially sensible.
But that doesn’t mean the property can’t be improved.
